Vice President, Development
Kevin O’Neill’s career spans three decades in both public and private sector planning and development. His focus at The Beach Company is the 2,000 acre mixed-use community planning and development for Kiawah River Plantation on Johns Island, SC.
Hailing from Toronto, Ontario, he holds a degree from Ryerson University in Urban and Regional Planning. His prior experience includes acquisition and development of large-scale master planned communities, residential subdivisions, mixed-use projects, high-rise condominiums, commercial buildings and business parks. His work at Sterling on the Lake garnered many awards including “Master Planned Community of the Year,” and “Best Amenities Package” from the Greater Atlanta Homebuilders Association.
Kevin joined The Beach Company in 2007 because, “While a public company’s focus is on monthly, quarterly or annual results for investors, a local, family-owned developer can focus farther into the future. The Beach Company’s wealth of local market knowledge, formidable network of regional connections, and financial stability afford them the ability to be very nimble, or alternatively, to wait out market conditions until the timing is right.”
With in-depth experience in both the public and private sectors, Kevin excels at understanding the local government concerns and at diplomatically resolving them to keep the planning and entitlement process running smoothly, paving the way for success during his favorite phase — implementation.
