At its core, The Spring House features a junior Olympic-sized family pool complemented by a spa with a shaded tiki bar and a full-service kitchen. The ground floor also features an event/dining space, cabanas, hot tub, outdoor fireplace and a lower deck overlooking the river. The second level includes men’s and women’s locker rooms with saunas, steam rooms and state-of-the-art fitness equipment. The third level features gathering spaces with panoramic river views, ideal for catered lunches, dinners and celebrations of life’s special moments.

Inside, interior by Amanda Lindroth reflect an intentional blend of simplicity, charm and originality. The space features inviting furnishings and coastal island-inspired details, including overstuffed upholstery and comfortable seating, with gathering areas designed for every occasion. Sea island accents such as rattan-shaded lighting, hand-painted motifs on textured walls and woven seagrass elements add a whimsical touch, creating interiors that feel both sophisticated and relaxed, all beautifully inspired by the natural landscape of Kiawah River.

Outside, The Riverfront Landing invites residents to arrive by boat and enjoy drinks and light bites at The Spring House, creating a seamless connection between life on the water and on land. There, they can also enjoy Fiddler’s Point, a thoughtfully designed waterfront lawn that maximizes the natural setting of Kiawah River’s salt marsh.
