The Beach Company has broken ground on Tidewater, a new mixed-use community in Richmond, Virginia. Offering unmatched views of the James River, Tidewater will consist of six stories, blending 221 for-rent residences with ground-level retail space in close proximity to Richmond’s flourishing downtown district.

Located approximately three minutes from downtown Richmond in the city’s fast-growing Manchester neighborhood, the 1.65-acre community will consist of 266,854 square feet of Class A apartments with approximately 8,000 square feet of amenity space and 2,603 square feet of ground-floor commercial space.

The for-rent units will offer one- and two-bedroom floor plans, featuring spacious, open layouts with quartz countertops, stainless steel appliances, modern fixtures, private balconies, patios, nine-to-15-foot ceilings and walk-in closets. The community’s residential amenities include an elevated saltwater pool and amenity deck overlooking the James River and the downtown skyline, a fitness center, club room, bike storage and an expansive lobby with communal coworking areas, as well as a penthouse sky lounge and roof deck.

“Richmond’s historic architecture, beautiful weather, tranquil green spaces and vibrant cultural scene are attracting a growing number of regional residents and employees looking to make this city their home,” said Tim Cotter, development manager at The Beach Company. “Tidewater’s position in the heart of Manchester offers access to work and a balance of walkability to the neighborhood’s cafés, brew pubs and independent art studios and entertainment, all just a stone’s throw from downtown.”

The community’s prime proximity to the James River Park System will offer residents convenient access to Richmond’s network of pedestrian and bike trails and the river’s recreational offerings, including tubing, swimming, canoeing and guided tours. Residents can also explore the vibrant downtown area’s many shopping and dining destinations and walk to nearby cultural attractions, like Shockoe Bottom and Shockoe Slip, which feature Richmond’s densest population of unique retail and restaurants including critically acclaimed eateries such as The Roosevelt, Dutch & Co., Lemaire and Rappahannock.

Tidewater Apartments are expected to be completed in spring 2023, with preleasing available in fall 2022.

Construction financing for Tidewater is being provided by Atlantic Union Bank.
