CBRE Executive Vice President’s Charlie Coyne and Matt Larson, in partnership with Swain & Associates Sam Lathan, represented ownership in the lease negotiations. Center Point is being developed through a joint venture between The Beach Company, based in Charleston, South Carolina, and Wilmington-based Swain & Associates.
“Retailers continue to prioritize projects that offer strong visibility, access and built‑in customer bases,” said Coyne. “Early leasing activity at Center Point reflects strong interest in the project’s mixed‑use plan and tenant confidence in the long‑term growth of the Wilmington market.” Center Point is a highly anticipated mixed‑use development located on an 18‑acre site in the Mayfaire corridor, just five minutes from Wrightsville Beach. Upon completion, the project is planned to include more than 100,000 sq. ft. of retail and restaurant space, along with residential and office components.
Phase I will include more than 33,000 sq. ft. of retail space designed to accommodate restaurant and boutique retail users. The development is accessible from both Military Cutoff Road and Eastwood Road and includes multiple points of entry connecting to the surrounding area.
Additionally, the project includes The Sterling, a residential component comprising 265 apartment units. The community will feature studio, one‑, two‑ and three‑bedroom residences and a range of on‑site amenities, including a pool, fitness center, multiple courtyards and pet-friendly spaces.
“There’s been incredible momentum behind this project from the start,” said Morgan Bentivegna, Development Manager at The Beach Company. “Which has allowed us to thoughtfully curate a tenant mix that balances trusted classics with fresh concepts. The lineup not only reflects the energy of the community but also elevates it.”
